An 826-bed student housing development has opened near the University of South Carolina in Columbia, adding nearly 200 new residential units to the university-area housing market. Narrative at Columbia is a cottage-style community which welcomed its first residents Aug. 1 and that includes 197 apartments ranging from two to six bedrooms. The new housing project was developed by Landmark Properties in partnership with Peninsula Investments, with E + E Architecture serving as the design team on the the project and Landmark Construction as general contractor.

Units are fully furnished and include private bathrooms, in-unit laundry, high-speed internet, hardwood-style flooring, and kitchens equipped with quartz countertops and stainless-steel appliances.

The development also incorporates academic, recreational, and social spaces designed specifically for the student market. These include private study rooms, an academic lounge, a computer lab, a 24-hour fitness center, and a wellness suite.

Outdoor amenities include a swimming pool and hot tub, gaming lawn, sand volleyball court, grilling areas, a cabana and hammock grove, and a large outdoor video screen. The development also provides onsite parking and a private shuttle connecting residents with the University of South Carolina campus and other destinations in Columbia.

Landmark officials said the development represents the first new cottage-style student housing community to enter the university’s market in recent years.

More student housing planned for Columbia

Narrative at Columbia substantially expands Landmark’s presence in the local student housing market as well. With the addition of the 826-bed community, the company now operates 2,264 student housing beds in Columbia and has another 800 beds under development that are scheduled to open in fall 2027.

That would bring the developer’s operating portfolio in the market to more than 3,000 beds if the additional project proceeds as scheduled.

Why this matters

Although Narrative at Columbia is privately developed rather than university-owned housing, its scale reflects the continuing role of private developers in adding residential capacity around large university campuses. The 826-bed project also shows how purpose-built student housing is increasingly being planned as more than residential space. 

For university planners, continued private development around campus can affect housing capacity, transportation demand, enrollment planning, and decisions about whether institutions need to invest additional capital in their own residence hall inventories.
