Tufts University is building 2 residence halls

The construction will add 664 beds to the Medford, Massachusetts, campus.

Tufts University has begun construction on two new residence halls that will provide 664 apartment-style beds for the Medford, Massachusetts, campus by fall 2027.

The Boston Real Estate Times reports that the development marks a significant step in the university’s effort to expand on-campus housing and ease pressure on the local housing market.

Tufts has partnered with Capstone Development Partners to develop, finance, and manage the residence halls through a public-private partnership (P3).

The 271,000-square-foot development will rise on a former surface parking lot next to the Medford/Tufts Green Line rapid transit station. The two buildings—10 stories at their tallest—will house a mix of studio, two-, four-, and six-bedroom units. Nearly 12,000 square feet of space will be allocated for amenities, such as lounges, fitness and study spaces, conference rooms, a bike room, and laundry facilities.

The lower floors will have 4,000 square feet of retail and social spaces.

Designed to Passive House standards, the all-electric buildings will have airtight envelopes, enhanced energy efficiency, and improved indoor air quality. 

The residence halls are expected to open in time for the Fall 2027 semester. Leasing will prioritize upper-division students.

The architect is Elkus Manfredi Architects, and the builder is Erland Construction.
